A House Affordability Calculator is a free online tool that estimates how expensive a home you can realistically afford, based on your income, existing debts, down payment, and the interest rate and term of your mortgage. Instead of guessing, you get an instant estimate of your maximum home price, loan amount, and monthly housing payment.

Lenders typically look at your debt-to-income ratio — the share of your monthly income that goes toward debt payments — to decide how large a loan they are comfortable offering. This calculator uses the same idea to work backward from your income and debts to a realistic home price.

How to Use This Calculator

How the Calculation Works

The calculator first works out your maximum allowed monthly housing payment:

Max Housing Payment = (Annual Income ÷ 12 × DTI%) − Monthly Debts

This monthly amount has to cover principal & interest, property tax, home insurance, and HOA fees together. Since property tax scales with the home price and principal & interest scales with the loan amount, the calculator solves directly for the largest loan amount whose combined monthly cost fits within your max housing payment — then adds back your down payment to arrive at the affordable home price.
